Commercial premises in the town centre

In compliance with Decree 218/2005 of 11 October of the Regional Government of Andalusia, which approves the Consumer Information Regulations for the sale and rental of homes in Andalusia, clients are informed that the advertised rent does not include community fees, council tax (IBI), municipal charges or individual utilities (water, electricity, gas), which will be apportioned as agreed in writing in the contract under article 20 of Spanish Tenancy Act 29/1994. The statutory deposit of one month’s rent will be required (article 36 of the same Act). Estate agency and contract formalisation fees are borne by the landlord, under article 20.1 of that Act as amended by Act 12/2023 of 24 May on the right to housing.En cumplimiento del Decreto 218/2005, de 11 de octubre, por el que se aprueba el Reglamento de Información al Consumidor en la compraventa y arrendamiento de viviendas en Andalucía, se informa de que la renta anunciada no incluye los gastos de comunidad, el Impuesto sobre Bienes Inmuebles (IBI), las tasas municipales ni los suministros individuales (agua, luz, gas), que se repartirán según lo que se pacte por escrito en el contrato conforme al artículo 20 de la Ley 29/1994 de Arrendamientos Urbanos. Se exigirá la fianza legal de una mensualidad (artículo 36 de la misma Ley). Los gastos de gestión inmobiliaria y de formalización del contrato son a cargo de la parte arrendadora, según el artículo 20.1 de dicha Ley en la redacción dada por la Ley 12/2023, de 24 de mayo, por el derecho a la vivienda.
